Value can be realised for our customers in many ways – both financial and non-financial.

For most of our customers, the key value goals are to get the best value for money, reduce your costs and vacant space, secure additional funding and ensure compliance with building regulations. 

No matter what your goal may be, we're here to support you every step of the way. 

Value for money is about making every penny count. It’s also about driving innovation and sustainability at every level.

For example, looking at sustainability and value from ensuring energy and heat efficient buildings to installing LED bulbs and negotiating better energy costs. It also means that every penny spent is invested in our NHS, so you know we’re motivated by what’s best for all of us. 

We understand the unique financial challenges you face and work hard across our organisation to continually improve our processes to keep costs down. And help you avoid costs too. 

Our national experts review costs regularly to find you savings. In the last 12 months, we’ve saved NHS organisations £270,000 in service charge costs and £8 million in rates rebates – freeing up more money to invest in your estate.

Our energy procurement team recently onboarded one national water retailer - with forecasted savings of £300,000.  

We also proactively look to prevent costs from going up in the future. In 2024, negotiating head lease values saved us £13.8m in future rental payments that would otherwise be onward charged to you.

As funding is your single biggest issue, we use our expertise to partner with you to help unlock funding and value opportunities now and in the future. Last year, we recorded over £150m of value opportunities (some realised in 2023/24 and some of which have yet to be realised).

We did this by, for example:

  • Proactively engaging with most of the 42 ICBs to help develop their infrastructure strategies. In doing so, we’ve helped unlock £66.m in value opportunities.
  • Carrying out options appraisals to support decisions around lease events and rationalise the estate. We unlocked £37m in value opportunities.
  • Developing the NHS office property portfolio. We unlocked £29m in value opportunities.
  • Representing over 10% of all ICBs in England to support town planning/ We championed funding allocation from new build and healthcare extension projects to mitigate the impact of population growth from development projects. We unlocked £4m in value opportunities.
