The majority of this cottage hospital site was entered into a phased sale agreement with the Education Funding Agency (EFA) to build a new school, and the remainder of the site is being leased to Community Health Partnership to build a new health centre.
This project has required NHSPS support in developing the plans and building the health centre, preparing the rest of the site for the EFA, and supporting multiple tenants in vacating the site whilst ensuring a smooth relocation of services.
The repurposing of this underutilised site has enabled a circa £25 million capital receipt to go back into the health system, the build of a new school and a new fit for purpose health centre through LIFTCO.
Construction of the new health centre started in May 2018, and work is advancing well with the ‘topping-out’ stage of development being reached ahead of programme.
The school has completed Phase 1 of its build and NHSPS has assisted by allowing early access across part of remaining hospital site for construction workers and school children before sale completion.

NHSPS (in collaboration with other stakeholders) is now in conversations with the Charter School East Dulwich project team to determine whether safe access can be provided to part of the hospital building ahead of official vacant possession to further assist in bringing the school build forward.
